Incentives
Governmental incentives should be maximized to offset any
undesirable economic condition in an otherwise favorable location, and to
provide the fullest available benefits to your business. We have been successful
in negotiating various incentives, including free land and buildings, refundable
tax credits, recruitment, training, infrastructure and tenant improvements.
The process commences with exhaustively researching all
economic objectives, including wage rates, taxes, labor climate, employment
rates, demographics, and utility rates in competing locations through the use of
demographic and statistical sources of data. Transcorp would then exclusively
present a Request for Proposal ("RFP") to an economic development agency from
each of the localities in which one of the prospective sites is located,
outlining your requirements in terms of that state and municipalitys
incentives. The following are among the terms which the project team will
specifically ask the economic developers commitment letters to address:
Tax credits, refunds, relief and abatements.
Renaissance, empowerment and enterprise zones.
Training grants.
Infrastructure development funding.
Technical education.
Worker recruitment.
Financing and bonds.
Historic preservation, redevelopment, reuse, remediation and
renewal funding, if applicable.
Final negotiations are conducted with the agencies from the competing
municipalities, exclusively by Transcorp to maximize the available incentives,
and compensate for any discrete economic shortfalls in the leading alternatives.
Transcorp will obtain a binding commitment from the agency prior to any
announcement of a decision to select one of the alternatives. All possible local
factors in a successful site selection are considered and addressed in the
process.
